Houston, Texas (December 18, 2007) FOR SALE - 13.9 acres on Jones Road in the Cypress Fairbanks, Northwest area of Houston. This property was developed in 1998 as a par 3, 9-hole golf course with driving range, chipping and putting greens. Property lies between a major strip center on one side, and warehousing and other businesses on the other. Businesses, as well as a single-family housing development face the property on Jones Road. Owners are willing to divide the property, so it can be used for multi-family housing and/or retail space. Ten years ago there wasn't much to be found along Jones Road, but that's not the case anymore. Within a five mile radius, you'll find three hospitals; a major shopping mall with J. C. Penney, Dillards and Sears; METRO Park & Ride; strip centers; banking; and plenty of places to eat. Two years ago when Hurricane Katrina hit New Orleans, there wasn't enough housing in Houston to accommodate the influx of homeless people. Many of them established roots and plan to stay here. Apartments are being built to keep up with the demand for housing for those who can't yet afford single-family homes. Three hospitals just minutes away - Willowbrook Methodist, Cypress Fairbanks Medical Center, and the new North Cypress Hospital - are something to consider for the baby boomers as well as those who staff the hospitals. "At one time we considered building patio homes or townhouses where the driving range currently stands. We felt there was a need for the medical community to live close to the hospitals and enjoy the perk of having their own golf course for a quick game," said property owner and golf course operator, Eddie Pierce. "What a great way to unwind after a stressful day at the hospital." "Houston is a great place to live and you won't find state pride anywhere else like you do in Texas. Lots of kids who grew up in Houston want to stay right here," says co-owner, Joyce Pierce. "With a city larger than the entire state of Maryland, there is enough opportunity for everyone. There just isn't enough housing to accommodate those who grow up and stay, or for all those who relocate to our city." Eddie Pierce says, "Of course there's always the opportunity for someone else to come in and take over the golf course. We do a good business here and already have the customers. We're just to the point we don't want to do it anymore." This property has two lakes which serve as retention ponds. Two wells provide the water needed for the pro shop and the golf course, but the property is in a MUD District that can support the use of multi-family housing.
